This policy explains what personal data InvestaNetwork collects, why we collect it, how we use it, and your rights under UK GDPR. Please read it carefully. If you have any questions, contact us at privacy@investanetwork.co.uk.
InvestaNetwork is a UK property investment intelligence platform operated by InvestaNetwork Ltd, a company registered in England and Wales (company number 17303796), with its registered office at 71-75 Shelton Street, Covent Garden, London, WC2H 9JQ. We publish market news, investment tools, and curated property investment opportunities, and operate a free weekly newsletter for property investors.
For the purposes of UK GDPR, InvestaNetwork is the data controller for personal data collected through this website. Our contact details are set out at the end of this policy.
We collect personal data in the following circumstances:
When you request details on a listed investment opportunity, we collect:
When you request a free investment consultation, we collect a more detailed profile including:
When you submit an opportunity enquiry or consultation booking, your IP address is used momentarily, at the point of submission, to resolve which country you are submitting from. This lookup happens automatically on our server and your IP address itself is never written to our database and never shared with any partner. Only the resolved country (for example, “United Kingdom”) is retained and included as part of your enquiry.
The only exception is where the IP address you are submitting from is on a recognised opt-out list (for example, where you have previously asked our geolocation provider not to resolve your location). In that case, no country is resolved or recorded at all.
We may collect standard technical data about your visit including browser type, pages visited, and referring URLs via analytics tools. This data is aggregated and not used to identify individuals.
We use the personal data we collect for the following purposes:
We do not use your data for automated decision-making or profiling.
Under UK GDPR, we rely on the following legal bases:
Where you have ticked a consent box, for example, when subscribing to the newsletter or when requesting details on a specific investment opportunity, we process your data on the basis of that consent. You may withdraw consent at any time by contacting us or using the unsubscribe link in any email we send.
Where you contact us directly via a form (such as an advertiser enquiry), we process your data on the basis of our legitimate interest in responding to your enquiry. We have assessed that this interest is not overridden by your rights and freedoms.
In some circumstances we may need to process personal data to comply with a legal obligation.
InvestaNetwork operates a lead generation model. When you request details on a specific investment opportunity or book a consultation, your personal data, including contact details and the information you provide in the enquiry form, will be shared with the relevant property company or consultant partner associated with that listing.
This sharing only occurs where:
We do not sell, rent, or share subscriber data collected at registration with any third party. Your newsletter registration details are never shared without a separate, specific consent action on your part.
Third-party partners who receive your data are independent data controllers and are responsible for their own use of your data in accordance with their own privacy policies.
Six months after an opportunity or consultation enquiry, we automatically remove the parts of the record that identify you as an individual, your name, email address, phone number, and any free-text message. We do this for our own administrative purposes: to handle any refund dispute raised by a partner about that enquiry, to keep accurate billing and credit records, and to spot patterns that may indicate fraudulent or abusive use of the platform, all of which can reasonably arise within that window.
Once those identifying fields are removed, what remains, such as the type of investor you described yourself as, your budget range, your resolved country, the opportunity you enquired about, and whether the enquiry was later marked as converted or refunded, is no longer personal data, since it can no longer be linked back to you. We keep this anonymised, non-identifying information indefinitely for internal reporting and to understand patterns in enquiries over time.
If you ask us to delete your data sooner, under your right to erasure (see section 7), we will do so within the statutory timeframe regardless of where you are in this 6-month window.
Our geolocation provider maintains its own list of IP addresses and network ranges that should be excluded from location resolution, for example, where someone has separately asked our provider not to resolve their location. We check this list automatically before resolving the country on any enquiry. If you are on that list, no country is resolved or stored for your enquiry at all.
If you wish to be added to this list, you can do so directly via our geolocation provider’s own opt-out page. If you are unable to use that page, contact us at privacy@investanetwork.co.uk and we will assist you.
Under UK GDPR you have the following rights in relation to your personal data:
To exercise any of these rights, contact us at privacy@investanetwork.co.uk. We will respond within 30 days.
You also have the right to lodge a complaint with the UK Information Commissioner’s Office (ICO) at ico.org.uk if you believe we have not handled your data correctly.

You can control cookies through your browser settings. Disabling cookies may affect some functionality of the site. A full cookie policy is available at the link in the footer.
We use a small number of third-party services to operate the platform. These may process personal data on our behalf as data processors:
We do not share personal data with any other third parties except as described in section 5 (lead sharing) and as required by law.
We may update this Privacy Policy from time to time. When we do, we will update the “last updated” date at the top of the page. Where changes are material, we will notify active newsletter subscribers by email.
We encourage you to review this policy periodically.
