InvestaNetwork is a UK property investment intelligence platform operated by InvestaNetwork Ltd, a company registered in England and Wales. We publish market news, investment tools, and curated property investment opportunities, and operate a free weekly newsletter for property investors.

For the purposes of UK GDPR, InvestaNetwork is the data controller for personal data collected through this website. Our contact details are set out at the end of this policy.

2. Data we collect

We collect personal data in the following circumstances:

Newsletter registration

• First and last name
• Email address
• Investor type (e.g. landlord, first-time investor)

Opportunity enquiries

When you request details on a listed investment opportunity, we collect:

• Full name, email address, and phone number
• Available cash or deposit budget
• Any message you choose to include

Consultation bookings

When you request a free investment consultation, we collect a more detailed profile including:

• Full name, email address, and phone number
• Available budget, target region, and investment goals
• Investment experience level and current property holdings
• Other investments and any additional notes you provide

Advertiser enquiries

• Name, company name, email address, and phone number
• Details of your enquiry

Website usage data

We may collect standard technical data about your visit including IP address, browser type, pages visited, and referring URLs via analytics tools. This data is aggregated and not used to identify individuals.

3. How we use your data

We use the personal data we collect for the following purposes:

• To send you the InvestaNetwork newsletter and related market intelligence, where you have subscribed
• To forward your enquiry details to the relevant property company or adviser when you request details on a specific opportunity or consultation, but only where you have given explicit consent at the point of that enquiry
• To respond to advertiser and general enquiries submitted via our contact forms
• To improve the website and understand how it is used

We do not use your data for automated decision-making or profiling.

Consent

Where you have ticked a consent box, for example, when subscribing to the newsletter or when requesting details on a specific investment opportunity, we process your data on the basis of that consent. You may withdraw consent at any time by contacting us or using the unsubscribe link in any email we send.

Legitimate interests

Where you contact us directly via a form (such as an advertiser enquiry), we process your data on the basis of our legitimate interest in responding to your enquiry. We have assessed that this interest is not overridden by your rights and freedoms.

Legal obligation

In some circumstances we may need to process personal data to comply with a legal obligation.

5. Lead sharing with third parties

InvestaNetwork operates a lead generation model. When you request details on a specific investment opportunity or book a consultation, your personal data, including contact details and the information you provide in the enquiry form, will be shared with the relevant property company or adviser partner associated with that listing.

This sharing only occurs where:

• You have submitted an enquiry form for a specific opportunity or consultation
• The consent checkbox on that form was ticked, giving explicit consent to share your details with the relevant third party

We do not sell, rent, or share subscriber data collected at registration with any third party. Your newsletter registration details are never shared without a separate, specific consent action on your part.

Third-party partners who receive your data are independent data controllers and are responsible for their own use of your data in accordance with their own privacy policies.

6. How long we keep your data

• Newsletter subscribers, retained for as long as your subscription is active. If you unsubscribe, your data will be deleted or anonymised within 30 days.
• Opportunity and consultation enquiries, retained for up to 12 months from the date of enquiry, after which they are deleted.
• Advertiser and general enquiries, retained for up to 24 months for the purpose of managing the business relationship.
• Website analytics data, retained in aggregated, anonymised form indefinitely.

7. Your rights

Under UK GDPR you have the following rights in relation to your personal data:

• Right of access, you can request a copy of the personal data we hold about you
• Right to rectification, you can ask us to correct inaccurate or incomplete data
• Right to erasure, you can ask us to delete your personal data in certain circumstances
• Right to restrict processing, you can ask us to limit how we use your data
• Right to data portability, you can ask for your data in a machine-readable format
• Right to object, you can object to processing based on legitimate interests
• Right to withdraw consent, where processing is based on consent, you can withdraw it at any time

• Email newsletter platform, used to send and manage the weekly newsletter. Subscriber data is stored on their servers in accordance with their privacy policy.
• Website hosting, the site is hosted on Vercel. Standard server logs may be retained in accordance with Vercel’s privacy policy.
• Analytics, we may use an analytics tool to understand site usage. Where used, this is configured to anonymise IP addresses.

We do not share personal data with any other third parties except as described in section 5 (lead sharing) and as required by law.

10. Changes to this policy

We may update this Privacy Policy from time to time. When we do, we will update the “last updated” date at the top of the page. Where changes are material, we will notify active newsletter subscribers by email.
